12 JUNE 2025

Kenilworth Rugby Football Club
Land Marketing and Next Steps (Update June 2025)

At the recent Special General Meeting (SGM), the membership approved a proposal to formally approach housebuilders interested in acquiring one or both parcels of Club-owned land: the Jack Davies Memorial Ground at Glasshouse Lane and the Cow Patch pitches at Rocky Lane. This move reignites our aspirations to relocate to a new Clubhouse.

To lead this exciting next phase, Chartered Surveyors Wareing & Co. and Bromwich Hardy have been appointed as joint agents to oversee the marketing process. This phase will build on the planning and environmental work already completed during the now-defunct Bloor Homes bid process, as well as leverage the benefits of successful negotiations with Warwick District Council regarding affordability. All indications suggest that KRFC is well-positioned to attract competitive proposals.

We expect submissions to be received from interested housebuilders by mid-July. Once received, each proposal will be rigorously assessed to ensure it meets KRFC’s key criteria; most importantly, securing a deal that allows the Club to relocate and continue to sustain rugby at all levels now and for future generations.

Following a commercial analysis of the housebuilders’ proposals, a further Members’ Forum will be called to share the financial and operational implications of the available options. Subject to unforeseen delays, we aim to present these findings to the membership during either August or September, to keep the project moving without delay.

A fundamental principle underpinning every decision is that KRFC will only progress what it can afford. As part of the process, we also anticipate a review of the previously approved design to assess its viability and relevance with the Club’s current and future requirements, including potential opportunities to build relationships with complementary sports and the wider community.

We encourage all members to stay engaged with this important process. Questions or feedback can be directed to Mike Blakeman Project.Coord@kenilworthrugby.co.uk

Finally, we need some help from our members.

KRFC is a community built on the goodwill and dedication of volunteers. From running match days to supporting player welfare and maintaining our clubhouse and pitches, everything depends on people stepping up.

To continue thriving, we urgently need more volunteers to get involved. We’re holding a Volunteers Recruitment Evening on Wednesday, 25th June, and encourage all members to come along, find out how they can help, and support the future of the Club. Please make time to participate.

We are at a pivotal moment for KRFC. Active involvement from the membership will be vital in helping to reshape the Club’s future.
